Sohna: why South of Gurugram keeps pulling buyers
The elevated corridor changed the commute, the Aravallis give it something Gurugram cannot, and the pricing gap is still wide. A practical guide.

Sohna — officially South of Gurugram — has been the most consistent value proposition in the Gurugram market for several years now. This is what makes it work and where it still falls short.
What changed
The elevated Sohna Road corridor removed the single biggest objection to living here, which was the drive. Rajiv Chowk is now reachable in around twenty-five minutes outside peak, which puts Sohna within normal commuting distance of Gurugram proper.
The KMP Expressway added an independent westward link, so Sohna is no longer dependent on a single road.
What you get for the money
Considerably more space. A 3 BHK here costs meaningfully less than a comparable unit in the New Gurugram sectors, and plotted land is a fraction of Gurugram plot pricing.
You also get genuine natural setting. The Aravalli foothills are real hills, not landscaping, and sectors like 11 and 33 sit against them.
Where the developers are
Breez has built extensively across Sectors 11 and 33 — Global Heights, Global Hill View, Flora Avenue and now Polo Reserve. Raheja's Aranya City spans Sectors 11 and 14 as a plotted township. JMS Mega City is in Sector 5, and ROF has both Antares in Sector 7 and its Normanton and Portico developments in Sector 36.
That concentration matters because it means the belt has multiple credible developers rather than one, which is what turns a location into a market.
Where it still falls short
Social infrastructure lags the housing. Schools and hospitals exist but the choice is narrower than in Gurugram proper, and specialist healthcare still means a drive.
Rental demand is thinner than in the city. If your thesis is rental yield rather than end-use or appreciation, Sohna is not the obvious answer.
Who should buy here
Families buying to live in, who value space and setting over proximity to Cyber City. Plot buyers who want to build. And patient investors comfortable with a five-year-plus horizon in a corridor that is still being built out.
