How the Haryana affordable housing draw actually works

Affordable Group Housing allotments run through a draw of lots on a fixed rate. Getting the application right is the entire game.

Affordable Group Housing under the Haryana policy is the cheapest legitimate route into a gated Gurugram society. It is also a process most buyers approach far too late.

The basic structure

The policy fixes the rate per square foot and defines the carpet-area bands. The developer cannot negotiate the price, and neither can you. Everyone pays the same.

Because the rate is below market, applications almost always exceed units. Allotment is therefore by draw of lots, conducted under the supervision of the Town and Country Planning department.

What that means for you

There is no advantage in relationships, negotiation or being first in the queue. There is only the application: submitted on time, complete, with the correct documents and the booking amount in the prescribed form.

An incomplete or late application is simply rejected. That is the entire failure mode, and it is the one thing an advisor can genuinely control on your behalf.

The timeline

The developer advertises the scheme with a defined application window, usually a few weeks. The draw follows shortly after the window closes. Successful applicants get an allotment letter; unsuccessful applicants get their money back.

You need to be ready before the window opens, not during it.

Eligibility basics

You and your family must not already own a flat allotted under this policy in any Haryana urban area. Income criteria and preferential categories apply in some schemes.

Verify the specific conditions of the scheme you are applying to — they vary, and assuming they are the same as the last one is a common and expensive mistake.
