Refund Policy
What happens to money you have paid — to us, and to a developer — if a transaction does not complete.
1. Scope of this policy
This policy covers fees paid directly to Shulyn Realty Private Limited for advisory, documentation and transaction services.
It does not cover booking amounts, application money or instalments paid to a developer or seller. Those are governed by your agreement with them and by the applicable real estate legislation, and are addressed separately below.
2. Advisory and documentation fees
Where you have engaged us for a standalone service — a title verification, a document review, a portfolio review or a valuation — the fee is refundable in full if you cancel before we begin work.
Once work has commenced, the fee is refundable on a pro-rata basis reflecting the work completed, less any third-party costs already incurred on your behalf (for example, sub-registrar search fees or encumbrance certificate charges).
Where our work is complete and the report has been delivered, the fee is not refundable, regardless of whether you proceed with the transaction.
3. Brokerage on completed transactions
Brokerage becomes payable on completion of the transaction — that is, on execution of the agreement to sell or the builder-buyer agreement, as specified in your engagement letter.
If the transaction is subsequently cancelled by the developer, or is set aside by a court or regulator through no fault of yours, we refund the brokerage received from you in full within thirty days.
If you cancel the transaction voluntarily after brokerage has become payable, the brokerage is not refundable, as the service was performed.
4. Money paid to a developer
We never collect booking amounts or instalments on a developer's behalf. All such payments must be made by you directly to the developer's designated project account, and we will tell you the account details in writing.
Refunds of booking amounts are governed by your builder-buyer agreement and by the applicable real estate legislation.
If a developer fails to refund an amount properly due to you, we will support your claim at no additional cost — assembling the documentation, drafting the demand and assisting with the regulatory complaint. We do not charge for this.
5. Channel partner payouts
Partner payouts are released within seven working days of the developer's brokerage being credited to us, along with the developer's payment advice.
If a developer reverses or withholds brokerage on a transaction after payout — for example, on a cancelled booking — the corresponding partner payout becomes recoverable and will be adjusted against the next payout.
6. How to request a refund
Write to info@shulyn.in with the subject line “Refund request”, quoting your transaction reference and the reason for the request.
We acknowledge every request within two working days and give a written decision within fifteen working days. Approved refunds are paid to the originating bank account within thirty days of approval.
7. Escalation
If you are not satisfied with our decision, write to the directors at the same address, marking the email for their attention. A director will review and respond within ten working days.
You retain the right to approach the relevant regulatory authority or a consumer forum at any point. Using our internal process does not limit that right.
