A word about assured returns

Assured-return schemes fund your return out of your own capital during construction, and the obligation typically ends exactly when the risk begins \u2014 at possession. We will show you the scheme if it exists, but the recommendation will always rest on a model built from real lease comparables, a realistic lease-up period and the outgoings that eat a fifth of gross rent.

Where a project is already trading, we will share the actual rent levels in the scheme before you commit. That is worth more than any projection.
