Where to buy in New Gurugram: a sector-by-sector view
Sectors 78 through 95A and across to 102 and 108 — what each one actually offers, and which ones we would put a client's money into.

New Gurugram is a big label covering a lot of very different sectors. This is how we actually think about the belt when we build a shortlist for a client.
The connectivity logic
Three roads define this belt: NH-48 on the eastern edge, Pataudi Road running through the middle, and the Dwarka Expressway to the north. A sector's value is largely a function of how many of those it reaches quickly.
Sectors 88A, 89 and 92 sit close to Pataudi Road with reasonable NH-48 access. Sectors 102 and 108 sit on the Dwarka Expressway side. Sector 78 is closer to the SPR and Sohna Road interface.
Sectors 88A and 89
The most active residential belt in the corridor right now, with Breez building substantially in both. What makes these work is that the retail is being built alongside the housing — Global City Center 88A and 89 are in the same sectors as the residential towers.
For a buyer, that matters more than it sounds. A sector where you can walk to a pharmacy is a different place to live from one where you cannot.
Sectors 92, 93 and 95
The most mature part of New Gurugram, with ROF having delivered Amaltas, Atulyas, Ananda and the Galleria retail series across these sectors, and JMS running plotted colonies in 95 and 95A.
This is where to look for delivered, occupied stock — you can inspect the actual building and talk to actual residents. It is also where the plotted options are, which is the reason a lot of our clients end up here.
Sectors 102 and 108
Dwarka Expressway sectors, and re-rated substantially since the corridor opened. Sector 108 in particular now sits fifteen minutes from the Delhi border.
Expect to pay more per square foot here than in 89 or 93. Whether that is worth it depends entirely on whether your daily commute uses the Expressway.
Sector 78
Technically the SPR and Sohna Road interface rather than New Gurugram proper, but it competes for the same buyer. Strong for anyone working towards Cyber City rather than towards Delhi.
How we would rank them
For an end-user with a Gurugram job: 93 or 95, for the delivered stock and the mature ecosystem.
For an end-user commuting to Delhi: 108 or 102, and pay the premium.
For a plot buyer: 95 or 95A, where the licensed plotted supply is.
For a first purchase on a tight budget: 89, where the entry ticket is lowest and the sector is genuinely being built out rather than merely announced.
