The Dwarka Expressway, one year on: what actually changed

The corridor is fully open. Here is which sectors genuinely benefited, which are still riding the announcement, and where value remains.

The Dwarka Expressway is now open end to end, which means the speculation phase is over and we can look at what actually happened rather than what was promised.

What genuinely changed

Travel times. The Delhi border at Dwarka Sector 21 is now a ten to fifteen minute drive from the Sector 108 to 113 belt, and IGI Terminal 3 is comfortably under half an hour outside peak.

For anyone working in West or South-West Delhi, or flying frequently, that is a genuine, permanent change in daily life.

Which sectors benefited most

Sectors 109, 108 and 102 — the ones with direct or near-direct Expressway access. Raheja's Atharva in 109 and Vedas in 108 are ready-to-move examples; ROF Alante and Aalayas II are the delivered affordable stock in 108 and 102.

Sectors 99 and 84 sit slightly inland and benefit meaningfully but not identically. Raheja Vanya in 99 and Signature Global's Twin Tower DXP in 84 are the active projects there.

Which are still riding the announcement

Anything marketed as “on the Dwarka Expressway” that is more than about two kilometres from it. The benefit decays fast with distance, and a project that requires ten minutes of internal roads to reach the corridor does not really sit on it.

Check the actual drive on a map before accepting the description.

Where value remains

Sector 84 and 37D, slightly back from the corridor, still price below the frontline sectors while retaining genuine Expressway access. Signature Global's Sarvam and Twin Tower DXP are both in this pocket.

Ready-to-move stock in 108 and 109 is also worth attention, because most competing supply on this corridor is still years from handover. Being able to move in now, on a road that already works, is a real premium that the market has not fully priced.

What to watch

Social infrastructure is the lag. Schools and hospitals on this corridor are still catching up with the housing. If you have school-age children, check the actual options and the actual school run before you commit.
